Washington DC is organized into four quadrants, Northwest, Northeast, Southeast, and Southwest, radiating from the US Capitol, and its housing spans the full range from 18th- and 19th-century rowhouses to mid-century condos and brand-new mixed-use buildings. Northwest is the largest quadrant and holds much of the District's older detached and rowhouse stock, from Georgetown and Cleveland Park to Takoma, while Northeast neighborhoods like Brookland mix detached homes with rowhouses, and Southeast includes Capitol Hill rowhouses and Historic Anacostia east of the river. Across all four quadrants, the dominant form is the brick rowhouse, built in long uniform rows in the path of the old streetcar lines.

Those rowhouses bring shared party walls, narrow lots, alley access, original plaster and wood windows, and limited street parking, and many have been converted into flats and condos over the decades. Layered on top are the apartment and condo buildings along the Connecticut and Wisconsin Avenue corridors and around Metro stations, plus large detached homes on deep lots in the upper Northwest neighborhoods. Many of these neighborhoods sit inside designated historic districts, where exterior changes visible from the street can require review.
